Humans for the top of the pyramid. AI for the base.
An in-house SDR team is one of the most valuable things a Dubai brokerage can build. It’s also one of the most expensive, and the hardest to scale against 10,000 past clients.
The job to be done
Two different jobs sit under “call the database”:
- Trophy job: build a relationship with the owner of a AED 20M off-plan unit over 6–12 touches. One agent, one owner, deep context.
- Base job: touch every past buyer, seller, tenant and landlord in the system this quarter. Who’s thinking about selling. Who’s ready to renew. Who’d refer a friend.
Humans crush the first. Humans drown in the second.
The comparison
| In-house SDR team | AI reactivation of past clients | |
|---|---|---|
| Best at | High-ticket relationships, nuance, trophy listings | Working the whole database every quarter |
| Fully-loaded cost | AED 8,000–15,000 per SDR per month | Pilot pricing + per-minute voice |
| Calls per SDR per day | 40–80 real conversations | – |
| Calls across whole database | Takes months, often never finishes | 2–3 weeks |
| Lawful basis evidence | Depends on CRM hygiene | Stored per row, enforced by the dialer |
| Hour window | Agent discretion | 09:00–18:00 Asia/Dubai, enforced in SQL |
| Opt-out handling | Manual CRM flag | Instant suppression across every campaign |
| Attrition risk | ~40% of Dubai brokers were new in 2025, relationships walk | Memory stays in the database |
| Real estate depth | High with experienced SDRs | Community knowledge + owner context + specialist handoff |
Why the base job hurts in-house teams
A 5-year-old brokerage with 3,000–15,000 past clients hands an SDR a spreadsheet and watches them dial. By row 400 the SDR is tired. By row 800 they’ve skipped the ones with Arabic names because they’re not sure. By row 1,500 the manager says “focus on new leads.” The base of the pyramid never gets called.
The AI doesn’t get tired. It calls every row with a documented basis in the order you set, in the hours you allow, with the opening the regulator wants to hear.
When in-house SDRs still win
- Off-plan launches on AED 10M+ units. Human relationship closes.
- VIP past clients who expect their agent, not a system. Keep them human.
- Negotiating a signed listing. The AI books the callback; your agent closes it.
Pair the two. AI works the whole base. Your SDRs work the shortlist the AI books.
Common questions
- Will AI replace our SDR team?
- No. It replaces the dialling, not the closing. Your agents keep the conversations the AI qualified; they stop making the first 800 calls that go nowhere.
- Our SDRs don’t want to be replaced. What do we tell them?
- Tell them they’re going to stop dialling the base and start taking warm callbacks. That’s the pitch to the SDR as well as the pitch to the owner of the brokerage.
