Portal leads are 10% of your opportunity. Your database is the other 90%.
New-lead AI responders answer Bayut and Property Finder enquiries in seconds. That’s one job. The bigger list is still sitting unused.
The job to be done
Two different jobs again:
- New-lead response: a prospect fills a portal form at 2:47pm. The brokerage that calls back by 2:48pm wins the viewing.
- Past-client reactivation: 3,000–15,000 people who’ve already bought, sold, rented or renewed with you. Half of them are thinking about their next move. None of them are getting a call.
Both matter. One has more vendors building for it. The other has more rows.
The comparison
| New-lead AI responders | AI reactivation of past clients | |
|---|---|---|
| Who gets called | New portal enquiries | People you’ve already done business with |
| Trigger | Form fill on Bayut or Property Finder | List upload + goal set by you |
| Volume | Bound by portal spend | Bound by database size |
| Typical list size | 200–800 new enquiries a month | 3,000–15,000 past-client rows |
| Lawful basis | Prior enquiry | Prior transaction, stored per row |
| Real estate depth | Templated | Community knowledge, owner context, specialist handoff |
| Audit trail | Varies by vendor | Per call: who, basis, number, time, disclosure, outcome |
| Hour window | Varies | 09:00–18:00 Asia/Dubai, enforced in SQL |
| Outcomes handled | Callback focus | Callback, nurture date, referral offer |
They’re not competitors, they’re neighbours
A brokerage should probably have both. A new-lead responder picks up the portal form in 60 seconds. Past-client reactivation works the database every quarter. The two lists don’t overlap.
The honest sales argument: if you can only build one in Q4 2026, the past-client list has more rows and no one else is working it.
Where new-lead responders still win alone
- You spend AED 100k+ a month on portals and your response time is your bottleneck.
- You have no past-client database to speak of (new brokerage, under 12 months old).
- Your agents already work past-clients manually and refuse to let a system near them.
Everywhere else, do both.
Common questions
- Can we run both in the same workspace?
- Not today, we don’t yet integrate with portal lead feeds. On the roadmap. For now, keep the new-lead responder you’ve got and point us at the database.
- Won’t the same person end up in both lists?
- Occasionally. The suppression table and the per-row basis stop a double call; the AI checks before dialling.
